When something is installed incorrectly, draining poorly, leaking, sweating excessively, or simply not functioning the way it should, that extra moisture can eventually create conditions where mold can grow.

That doesn’t mean every AC issue equals mold. But it does mean there are a few areas homeowners should keep an eye on.

1. Check Around Your Air Handler

Take a look around the air handler periodically, especially during the hottest and most humid months.

Watch for:

• Standing water
• Damp flooring or drywall
• Rust or staining
• Condensation where you don’t normally see it
• Musty odors around the unit

A little condensation in the right place can be normal. Water collecting outside the system or repeatedly dampening surrounding building materials is not something to ignore.

2. Pay Attention to the Condensate Drain Line

Your AC removes moisture from the air, and that water has to go somewhere.

A clogged, improperly installed, damaged, or poorly draining condensate line can cause water to back up or overflow.

Because these leaks may be slow rather than dramatic, they can sometimes wet surrounding materials without creating the kind of obvious emergency homeowners would immediately notice.

4. Don’t Ignore Ceiling Stains Near AC Components

Look for new leaks, condensation, unusual humidity, ceiling stains, or dampness that wasn’t there before.

The Bigger Issue: Find the Moisture Source First

If mold is present, removing visible growth without addressing the moisture source is only part of the job.
