A property check on Siesta Key quickly turned into a 9 PM emergency when the owner discovered water coming through the ceiling.


What initially appeared as staining and cracking around the ceiling had already begun affecting the surrounding materials and reaching the floor below. The owner called Acme, and Chris responded that night to evaluate the damage and determine what needed immediate attention.

The Source of the Ceiling Leak


The water damage was caused by a failed AC system above the affected area.


By the time water becomes visible through a finished ceiling, it may have already traveled across drywall, framing or adjoining wall materials. The stain homeowners see is not always an accurate picture of how far the moisture has spread.


That is why opening the affected area and evaluating the materials behind it can be necessary.


Removing the Affected Materials


Acme removed the damaged sections of the ceiling and adjoining wall materials to expose the affected areas and prevent moisture from remaining trapped behind finished surfaces.


Once the ceiling was opened, the extent of the affected area became much clearer. Drying equipment was placed to address the remaining moisture and prepare the property for the next phase of restoration.

Ready for Reconstruction


After Acme’s mitigation and drying work was completed, the property was ready for ceiling reconstruction. The owner then selected a separate contractor to complete that portion of the project.


Acme’s responsibility was to respond quickly, evaluate the water damage, remove the affected materials and make sure the space was properly prepared before it was closed back up.


A Reminder for Seasonal and Occasionally Occupied Properties
